Holiday and Home Parks Insurance FAQ's
What does the Commercial Combined for Park Owners cover?
This is a commercial combined policy designed specifically for the holiday and home park industry, it covers the main dangers you would expect your business to be protected against fire, lightning, storm, flood, hail, weight of snow, escape of water, theft, malicious damage, subsidence, business interruption, public and employers’ liability cover.
There are additional benefits which are included as standard. These include:
- Accidental damage to your buildings and contents
- The cost of tracing and locating leaks
- Cash cover across all your tills, automated teller machines, gaming and vending machines
- £1,000,000 corporate manslaughter cover
- Third party property damage whilst in your custody and control
- Death, injury or illness to a key person
You may find these are not included automatically in other commercial policies.

What does the Park Owned / Park Stock Insurance cover?
Your Park Owned structures – Hire Fleet, Sales Stock, Owner / Staff Accommodation – are of course at the centre of the cover but the all-important additional items such as the underground services, fixed storage chests, steps, decking, patios, hot tubs, gas bottles, skirting and associated fences and gates are also included. The additional costs of the site clearance, transport of the new structures, and siting are also included in the sums insured.
Household goods, personal possessions and clothing inside the structures are covered under the contents cover.
The policy covers the main dangers you would expect – Storm Damage, Damage to Heating / Plumbing through Frost, Theft, Fire, Flood, Escape of Water, Lightning, Explosion, Malicious Damage and Subsidence.
There are also other benefits included as standard,
- Accidental Damage to your structures or your contents.
- Damage caused by Vermin.
- Damage caused by pets
- Allows for business to be operated from your home.
- Cover for Alternative Accommodation or Loss of Rent
- Conveyancing Cover for a new owner when you have sold a structure but ownership has not yet passed to the new owners.
Do you offer a Holiday Home Owners Scheme?
Yes we do - as a park owner, it’s important for you to know that all of the units on your park, even those owned by individuals, are properly insured. That’s why we have developed a policy specifically for park owners to promote to their owners.
By offering our policy, you can be sure you are recommending cover that is tailored to the needs of individuals who own park units and because of our experience, you can be confident that you are promoting suitable cover to your individual owners.
Your team could deal directly with the individual owners, promoting our insurance policy. Our Regional Account Manager will provide all the training and marketing support they’ll need to enable them to sell our policies.

Holiday Home Owner FAQ's
Am I covered for water and frost damage during the winter?
Yes, the policy provides cover for escape of water and frost damage, but be aware that from 1st October to 14th March (regardless of your parks opening and closing dates) unless a full central heating system has been set to operate daily and overnight to avoid frost damage the water must be turned off any time the structures are unoccupied and a full drain down carried out whilst the park is closed.
Is my unit covered when being let?
Yes, the policy provides cover for malicious damage caused by someone hiring your caravan provided the booking is made via your park, the excess is increased to the first £350 of each and every claim. You will also have £5million of policy cover for legal liabilities to third parties.
Is my patio furniture covered by the insurance when left in the open?
Yes, it is covered for all insured events listed in Section 1 Standard Cover, except theft which is excluded. An increased excess of £250 applies.
Is my boiler covered?
Yes, your boiler is classed as part of the structures and benefits from the cover provided under Section 1 of the policy. Please bear in mind that breakdown, failure and wear & tear does not form part of your policy and you should look into taking out a separate warranty or service contract if you require this cover.

What does your insurance policy cover?

How do I know the policy wording is suitable?
Having worked closely with the park industry for the last thirty years, our Holiday and Home Park team has an unrivalled knowledge of the insurance needs of holiday home owners. Using this knowledge we have been able to develop bespoke policy wordings that have been written specifically for holiday and residential home parks within the United Kingdom, (England, Wales, Scotland, Northern Ireland, the Isle of Man and Channel Islands).
What is “New for Old” or “Reinstatement” cover?
“New for Old” or “Reinstatement” cover means that in the event of an insured loss to your holiday home, the insurers will pay the full cost of repair or, if damaged beyond economic repair will provide you with a new holiday home of equivalent quality.
Contents can be included on a new for old basis, other than household linen and clothing, which are covered on a “Market Value” basis.
What is “Market Value” or “Indemnity” cover?
“Market Value” or “Indemnity” cover means that in the event of an insured loss, insurers will take into account age, wear and tear, and depreciation in the settlement for a claim for repair or replacement.
Are there any exclusions on the policy?
The main exclusions are: loss or damage from seepage of water into the holiday home through seams or seals, (which should be avoided by reasonable maintenance); general wear and tear; the first £250 for each and every claim for escape of water or oil if your holiday home is left unoccupied during the period from 1st October to the 14th March, there are specific conditions relating to maintenance of your structure – please refer to your full policy wording for the actions you need to take when the structure is unoccupied during this period. Subject to these policy requirements being adhered to, the applicable excess will be the first £250 for each and every claim if your structure is left unoccupied during the period from 1st October to the 14th March, unless a park approved service for drain down and recommissioning has been used where a nil excess will apply. You should always check your documentation to familiarise yourself with any other exclusions.
The policy will exclude the standard excess as shown in your policy schedule, increasing to £500 for subsidence and for malicious damage by a hirer or tenant, or £250 for escape of water or oil as set out above.
